Independent alternative sourcing

CivicAxis Sourcing factory quote comparison

CivicAxis Sourcing is an independent sourcing partner. The desk is not the brand in the search box, and it does not sell that brand product. The work here is to make factory replies comparable.

A useful reply names the manufacturer being quoted, the system, the included assemblies and the exclusions. Price without that boundary cannot be set beside another price.

Estimators comparing modular building scope sheets

How a comparable request is built

Marked-up floor plan of a site office module

Freeze the geometry first

Write footprint, eave height or module height, bay spacing if the system is a frame, and the clear span the user actually needs. A change of two feet can move a module from a standard transport envelope into a permit load. Factories should quote the same geometry, not their nearest catalog box, unless the substitution is written down.

Wind and snow notes on a structural criteria sheet

Put loads and jurisdiction on the same page

Ask each factory to state the wind speed, wind exposure category, ground snow load and seismic design category it used. Name the authority having jurisdiction and the code edition the buyer expects to be discussed. If those values are unknown, the quote must say so instead of borrowing a generic inland assumption.

Crane setting a module while a foundation is still open

Split delivery from installation

Transport, crane lift plan, foundation interface and utility tie-in are separate responsibilities. A low module price that stops at the factory gate is not the same offer as a price that includes set and stitch. CivicAxis Sourcing asks the factory to label each of those lines before the buyer ranks the numbers.

Document folder for drawings and weld procedures

Ask which document belongs to this system

Request drawings, calculations, material specifications and any inspection record the factory says applies. Check that the paper names the quoted system, the plant and the project jurisdiction. A homepage badge is not a substitute. Standards such as AISC 360 or AWS D1.1 are references to request, not certificates this desk holds.

Scope lines that must stay apart

Buyers lose the comparison when one factory prices a shell and another prices a finished building. Use the same four rows on every reply. For illustration only, the following warehouse RFQ figures are fictional placeholders, not project criteria or supplier performance. Replace them with your engineer-provided values and ask each factory to repeat the same buyer inputs: clear span 80 ft, eave height 20 ft, bay spacing 25 ft, design live load 20 psf, design wind speed 105 mph, wind exposure category C, ground snow load 15 psf, seismic design category C, hot-rolled primary frame, secondary framing with purlin and girt, coating G90, insulated metal panel R-19, thermal transmittance U-0.053, and a fire-resistance rating left blank unless the occupancy states one. A standardized bay can be compared faster. A custom clear span belongs in the same matrix, with the extra engineering named rather than hidden in a unit rate.

Commercial boundary
Shell or kitPrimary frame or module structure, stated cladding, stated openings. Foundation, set and utilities excluded unless listed.
DeliveredShell plus packaging, freight responsibility and the destination. Unloading party named.
InstalledDelivered scope plus crane, set, stitch and the foundation interface the quote assumes.
Turnkey discussionInstalled scope plus named finishes, mechanical rough-in and commissioning. Local permits stay identified, not silently included.
Technical attachments
EnvelopeInsulated metal panel or other wall build-up, thermal transmittance or R-value target, and fire-resistance rating if the occupancy needs one.
FramePrimary frame, secondary framing, purlin and girt sizes, steel grade and coating. Cold-formed and hot-rolled members are not interchangeable without a note.
InterfacesFoundation reactions, utility entry points, and any buyer-supplied stairs, canopies or furniture.

Questions that change the quotation

Scope

Why can two module prices differ by more than the steel?

One price may stop at a painted shell. The other may include windows, interior linings, freight to a US ZIP and a crane. Until those items are marked included or excluded, the gap is a scope gap, not a verified saving.

What should be excluded on purpose?

Permits, geotechnical work, utility company fees and site civil work are often local. Leaving them out is acceptable when every factory leaves them out in writing.

Evidence

Which papers are worth requesting?

General arrangement, member sizes, design criteria, coating specification, and a statement of who seals calculations for the jurisdiction. Ask the factory to tie each file to the quoted system.

Can a budget be sent before a quote exists?

Yes. An optional amount, currency and per-unit or whole-order basis tells factories the range you want discussed. It is not a promise that any plant will meet it.

Send the scope you want quoted

  • Same geometry for every factory
  • Loads and jurisdiction written, or marked unknown
  • Shell, delivery and installation separated
  • Documents named for the quoted system

Include specifications, quantity, destination and delivery timing. A shell price, a delivered module and an installed building are different scopes.
