Offsite method comparison

CivicAxis Sourcing offsite alternatives comparison

CivicAxis Sourcing is an independent sourcing partner. When a search starts with a named modular brand, the next technical choice is often the offsite method, not a logo. Volumetric modules, panelized construction, foldable units and steel frames move different amounts of work off the site and leave different risks on it.

This page is a decision aid for that choice. It is not a sustainability pledge, and it is not a claim that one method is universally faster or cheaper. Transport envelope, crane access, finish level and the scope you ask factories to price decide the fit.

A buyer sequence for the method

Route

Measure the last mile

Gate width, turning radius, overhead lines and police-escort rules decide whether a finished module can arrive. If the route fails, panelized or foldable packing may be the only honest request.

Lift

Name the crane

A volumetric set needs a crane lift plan and a bearing pad. Ask who supplies both. A panel package shifts that weight into more picks and more site hours.

Finish

Say what must be dry

Wet areas, floor finishes and ceiling grids completed in the plant reduce weather exposure. They also lock decisions earlier. Write the finish level into the quote so a shell price cannot hide beside it.

Frame

Keep steel systems visible

A rigid frame with purlins and girts can be the right alternative for a workshop span. Do not force that package into a module comparison without a separate scope row.

Trade-offs to put in the brief

Both sides below are legitimate. The brief should pick a side for this site, or ask factories to price two sides on purpose.

Volumetric modules or panelized construction
Volumetric caseMore work can finish off site. The limit is the transport envelope and the lift. Record module dimensions and the crane the pad can host.
Panelized caseCrates can pack tighter and suit a narrow approach. Site assembly, seams and weather exposure increase. Name the crew and the temporary protection.
Standard layout or project-specific engineering
Standard unitUseful when published length, width and options match the occupancy. Comparison is faster because fewer members change.
Custom frameNeeded for an unusual clear span, a high eave, a mezzanine or a local load. Expect a design-criteria sheet instead of a catalog page.
Shell package or a wider scope
Shell or kitLower included scope. Foundation, openings, linings and set remain with the buyer unless a line says otherwise.
Wider scopeMore coordination, still not a blank check. Exclusions for permits, utilities and site civil work should stay in the text.

Checks before you accept an alternative

Does the alternative keep the same occupancy?

A foldable site cabin and a volumetric dwelling can share a search trail and still fail each other requirements. Match sleeping, office or storage use before comparing steel weight.

Are the design criteria copied or recalculated?

Wind speed, ground snow load and seismic design category belong to the site. An alternative that arrives with another region criteria is not yet a bid. Ask for the criteria sheet with the price. For illustration only, this fictional RFQ example is not an engineered design, supplier capability or completed project. Replace its dimensions, loads and lifting assumptions with project-specific values. One volumetric check uses module dimensions 48 ft by 12 ft by 11 ft, a transport envelope of 12 ft width and 13.5 ft height, a crane lift plan for a 16-ton pick, design wind speed 110 mph, ground snow load 20 psf, and seismic design category C. The panelized alternative for the same 48 ft by 28 ft footprint can quote a rigid frame, bay spacing 24 ft, eave height 16 ft, purlin and girt layout, and a longer site assembly. Record both. Do not treat the lighter freight line as proof that the finished building costs less.

What happens to cold-formed members?

Light-gauge steel houses and hot-rolled primary frames solve different spans. If a factory substitutes cold-formed steel, the note should cover grade, coating and the connection design, not only a unit rate.

Who owns the open engineering?

CivicAxis Sourcing can list the gaps. Sealing calculations, accepting a fire-resistance rating and approving the foundation interface stay with the parties named for that work.

Ask for two methods on one brief

If the route is uncertain, request a volumetric option and a panelized option with the same footprint, quantity and destination. Read the exclusions before you read the total.

  • Transport limit written in feet or metres
  • Crane responsibility named
  • Finish level identical on both options
  • Foundation interface marked included or excluded

Include specifications, quantity, destination and delivery timing. A shell price, a delivered module and an installed building are different scopes.

Your brief is used to review your request and coordinate relevant factory quotations. Read our Privacy Policy before submitting.
